How does it work?

The Landlord passes the property to an Estate Agent to find tenants. Alive Property Solutions agree to become the tenant of the whole property under a Company Let Agreement. We then house our tenants on a room by room basis and pay guaranteed rent to the landlord over a period of 3-5 years.

Who does what?

The Landlord 

- Receives guaranteed rent for the duration of the agreement.

- Is responsible for paying for the maintenance of the property.

- Unlike the majority of company let businesses, Alive Property Solutions does not manage the maintenance of the property. This remains the responsibility of the landlord or the letting agency. This allows us to fully dedicate our time and effort into sourcing the best suited tenants. The letting agent or landlord can then utilise their knowledge and established contacts to deal with the day to day maintenance of the property.

The Estate/Letting Agent 

- Is in charge of the maintenance of the property and invoices the landlord for any maintenance required.

Alive Property Solutions Ltd

- We are responsible for paying the guaranteed rent to the landlord.

- We find the perfect long term tenants and deal with tenant relations directly.

- We will be responsible for caring for the property using professional cleaners and regular inspections.
