Q: So what is a company let?

A:  “Company let” came about in previous years as a way in which companies would rent an entire property from a landlord and let it to their employees to provide accommodation.

This is where the “company let” formula came from originally.

Ours is exactly the same concept but formulated slightly differently because our tenants would not be direct employees of our company. We would rent the entire property under a “company let agreement” between us as a company (Alive Property Solutions Ltd) and the landlord. This then allows us to, and states in the contract, that we can then let out the rooms again on a room by room basis to tenants using individual AST contracts.

Q: What type of properties do you manage?

A: We manage 4 to 8 bedroom HMO's with an up to date HMO License. The property can be ready to let out, or be needing a slight refurb. We can pay for your HMO Licence if you are not compliant, please contact us to discuss.

Q: How quickly can you take management of my property?

A: We will arrange a viewing and aim to place a fair offer within 24hrs. The price we agree upon will be paid monthly for the duration of the contract, regardless of market conditions. If the property is vacant we could be signing a contract within 48hrs.

Q: Does my property have to be furnished?

A: We take on fully furnished, part furnished and unfurnished properties. You may have previously rented to students, the furniture within the property may not be suitable to working professionals who require a higher quality of living. If this is the case, we may ask you to remove the furniture, this would be reflected in our offer.

Q: How will you be paying me?

A: We will set up a standing order for the agreed monthly rental fee to your bank account. This will be paid on the same day, every month, for the duration of the contract.

Q: What are your fees?

A: We operate differently to high street agents. We do not charge tenant finding fees, neither do we charge maintenance fees. We solely make profit from the difference between what our tenants pay us, and the monthly payment we pay you.

Q: I have a portfolio of houses, would you be willing to manage more?

A: Yes, providing they meet our criteria.

Q: Will my property suffer wear and tear?

A: Most landlords are put off by this alone, this is not true with Alive Property Solutions. At the end of the contract we will return your property to you in the same, if not better, condition.

Q: How can I be sure my property won't get damaged?

A: We provide rooms to working professionals and personally inspect the property every 2 weeks. This ensures the property is being cared for and we take necessary action if standards fall below our high expectations.

Q: Who will pay for repairs?

A: As the landlord, you will be responsible for ongoing repairs, maintenance and safety checks. The letting agency will manage it all for you, providing quotes for larger maintenance works. We are more than happy for you to use your own contacts for repairs if you wish to do so.

Q: Who deals with the tenants?

A: We do. As a landlord the only person you have contact with is us. We manage all of our tenants phone calls, emails, viewings and meetings.

Q: How do you resolve damages if your tenant damages something in my property?

A: As we are responsible for tenants, we cover the cost and charge the tenant for damages. As a landlord you would only be responsible for landlord duties, maintenance, gas safety checks, ensuring the boiler system works etc, although letting agencies usually manage these checks. Roles and responsibilities will be clearly stated within our contract.

Q: What if one of your tenants doesn't pay the rent on time, or doesn't pay at all?

A: This is our problem and not yours. You will still receive your agreed monthly payment each month, regardless of whether a tenant pays or not.

Q: What happens once I've signed the contract? 

A: The property will be solely managed by us. This allows you to have complete passive income. You can still inspect the property if you wish to do so, but if not, then you don't have to see or visit the property again until the contract ends or to until maintenance is required. 

You will get paid guaranteed rent every month for 3-5 years.

We will provide updates on inspections and any maintenance required, this includes Gas safety checks.
